    The first question on any lot is whether repair is still the right answer, and the honest answer is not always yes. A lot with isolated failures on a sound base is a repair job. A lot with alligator cracking across a third of its area has a base problem the surface is only reporting, and patching it is money spent to postpone the same decision by a year.

    Pothole Repair and Patching

    Potholes are water damage. Water enters through a crack, sits under the surface, freezes, expands, and lifts the asphalt until traffic breaks it out. Filling the hole without addressing why water is reaching the base means it returns in the same place.

    We use full-depth patching where the base has failed, cutting out the damaged section down to sound material, rebuilding the base, and repaving. Saw-cut patching gives a clean edge and a durable joint on rectangular repairs. Skin patching has a place on surface-only defects but we will not sell it as a fix for a base failure.

    Utility Trench and Catch Basin Repair

    Utility cuts across a lot are a recurring failure point. The trench settles, the joint opens, and water gets in along the full length of the cut. We restore trenches with proper base compaction and a sealed joint rather than a surface skim.

    Catch basins, manholes, and drainage structures sink relative to the pavement over time, or sit high after a previous overlay. Either way the transition is a trip hazard and a failure point. We reset structures to the finished grade and rebuild the collar.

    Drainage Correction

    Standing water is the single best predictor of where a lot will fail next. If water sits after a rain, the base under it is being saturated on a cycle, and that section is on a countdown. Correcting the pitch, adding capacity, or relocating a structure costs a fraction of reconstructing the area it would otherwise destroy.
