Roadmaster Paving has been family owned and operated since 1957 and is now in its third generation. We work on private roads, shared lanes, condominium properties, and homeowner association roads throughout Fairfield County, including Danbury, Bethel, Brookfield, Newtown, Ridgefield, Redding, and New Fairfield. Boards, property managers, and association treasurers get an itemized written scope they can bring to a vote, and residents get a road they can use while the work is underway.
A private road is not a large driveway, and it does not wear like one. More households mean more daily trips. Shared access means delivery vans, moving trucks, oil trucks, and plows pass through as a matter of routine rather than once in a while. And because a private road is not on a town milling and repaving schedule, a cracked seam, a soft shoulder, or water standing after a storm has years to work on the base before anyone addresses it. That is why we start below the surface. We evaluate the existing base, the shoulders, and where water goes before we quote asphalt, because a road built on a failing base fails again no matter how good the mat looks on the day the crew leaves.
We use the same commercial grade equipment, base preparation, and hot mix asphalt on a private residential road that we use on a bank drive lane or an apartment complex parking lot. This is not a lighter duty residential version of our commercial work. It is the same work, sized to your road. For a road that has reached the end of its useful life, a full resurfacing restores the driving surface and the crown that moves water off it. For a road that is structurally sound but worn, resurfacing over a properly prepared base is usually the better value.
Residents still need to get in and out of their own homes while the road is under construction. We sequence the paving so access is maintained throughout instead of closing the full road at once, and we give the board a schedule it can send to residents ahead of the start date. If the association wants to stage the road over two or three budget years, we price it that way from the beginning.
A large share of the private road failures we are called out for did not start with the pavement. They started with water that had nowhere to go. Correcting grade, shoulders, and runoff before or during repaving is frequently the difference between a repair that lasts one winter and one that lasts fifteen years. We look at drainage on every private road we quote, and when it is the root cause we say so in writing rather than paving over it.
Between major repaving cycles, crack sealing is the cheapest work a board can approve. Sealing the seams keeps water out of the base, which is where expensive damage begins. On a private road with a known repave date a few years out, a maintenance cycle protects the asphalt the association already paid for and keeps the eventual project to the scope that was budgeted.
Most associations have more asphalt than the road itself. We pave and maintain condominium parking areas, drive lanes, guest lots, and the driveways and aprons that tie into the shared road, and we can quote them as one project or separate line items on the same document.
Not every road needs to be repaved this year. When a board is working against a reserve fund that has other calls on it, the right answer is often targeted repair that buys the road another few seasons while a full repave is budgeted and scheduled. We will tell you which situation you are in. If patching and sealing will hold the road for three or four more years, we would rather quote that and come back than sell a repave the road does not need yet.
